Types of Loans.

Conventional

Conventional loans are arguably the most popular type of loan, and are used to purchase or refinance single-family homes, two- to four-family homes, condominiums, planned unit developments, and vacation homes. They are generally available in 10- to 40-year terms.

Minimum down payments are generally 5 percent, but it is possible to contribute less. Loans with 20 percent down payments don’t require mortgage insurance, which is an additional expense you’ll need to consider if you plan to put down less than 20 percent. Conventional loans usually adhere to Fannie Mae/Freddie Mac approval guidelines.

Unlike an FHA or VA loan (more on those below), a conventional mortgage is not insured or guaranteed by the federal government.

FHA

Low on cash? You might want to consider an FHA mortgage. This type of mortgage helps people with low to moderate incomes purchase a home with less than 20 percent down. In fact, the down payment is extremely low—around 3 percent—and the qualifying guidelines are flexible.

An FHA loan will get you into a home with the least amount of cash. It will also get you more house with a limited amount of cash than other loan programs. And qualifying for an FHA loan is easier than qualifying for any other loan type.

FHA loans are insured by the Federal Housing Administration (FHA), which sets loan limits by area. With this type of mortgage, which is available in both fixed- and adjustable-rate options, you can use a gift or unsecured loan for the down payment and closing costs. Rehab/Renovation Loans

Looking to buy a fixer-upper? There are a variety of loans available for just this purpose, and they’ll let you borrow not only what you need to purchase the house, but also what you’ll need to make repairs. Backed by the Federal Housing Administration, these loans are perfect for distressed properties and foreclosures, so your dream home—even if it’s in a pricey neighborhood—may not be out of reach!

USDA/Rural Development

Moving to or developing rural property? The United States Department of Agriculture Rural Development, also known as USDA Rural Development, offers more than 50 financial assistance programs for a variety of rural applications. If you’re looking to move to a town that has fewer than 35,000 people (in general), this type of loan may be a great fit.

VA Loans

A VA mortgage is a home loan that is guaranteed by the Department of Veterans Affairs (VA). Like its sister loan, the FHA loan, it is known as a government mortgage.

A VA mortgage is a no-down-payment loan that is ideal for the first-time homebuyers who are veterans of or active-duty members of the U.S. Armed Forces with the requisite remaining eligibility. Loan amounts can be as great as $240,000 (with no down payment) or as high as $307,000 with a down payment.
